Jason a Miami, FL  native, and Ruby an Orange County California native began their career in the vacation rental industry by renovating their own vacation rentals in 2016. Jason became a Florida REALTOR in 2017 and has found many of his vacation rental guests their own slice of paradise since. Jason has had a career working with Fortune 50 and 100 clients as a recruiter and was the Director of Sales for a construction and janitorial services provider for AAA-rated buildings from San Diego to Ventura County. Ruby is a tenured Mortgage Underwriter with one of America's largest builders. We created Jason's Vacation Rentals to not only offer our own properties to vacationers but to help owners turn their vacation homes into 5-star accommodations as well. 

Information

These are seasonal rentals and as such can only be rented for 30 days or more no more then three times a year. As such the property is booked a year in advance for seasonal months. Please call Jason's Vacation Rentals for further questions regarding your seasonal Rental.

Rules

Vacation Rental Guest Rules Agreement Registration - All registered guests must read and understand these rules prior to staying at the property. The Lack of knowledge or understanding of these rules does not dismiss the guest from the legal ramifications and obligations of the rules.

Guests understand the following: All guests are required to register them and their guest through the channel management Software after the reservation has been booked. The will receive an email requesting this information. We reserve the right to ask for a copy of the gov’t ID and the Credit card used to book the property. 

I apologize for the extra effort these actions may cause but many booking applications do not qualify or guarantee their guests are who they say they are. According to all credit card companies’ policies, Hosts have to protect themselves from credit card fraud in this manner or we will not win the chargeback case.

Tenant Rights: By accepting this agreement you agree that you are guests on the property with no tenant rights. You will vacate the property at the agreed-upon time. You agree that you will vacate the property prior to your agreed-upon time with the possibility of no refund if you break the rules within these guidelines. You agree that if you do not vacate the property as agreed that you and your possessions will be put out by management and or law enforcement.

Cancellations:

All trips can be refunded in the following manner: The guest must cancel the reservation without a refund. We will then market the property for the days that were originally booked and the guest will be reimbursed the amount of money that the property makes up to what they spent less the fees and services provided. - Upon the host’s discretion, bookings can be moved to other dates if they are available if the request is made prior to 30 days from booking. The daily rate must be the same or more for the same amount of days. If the new dates proposed cost less than the original dates then the new dates will be charged at the rate of the original dates. If the dates cost more than the dates being moved, the guest will need to pay the additional costs for the new days. - January through April will most likely not be granted permission to move dates due to the high season and advanced booking requirements. -Cancellations will incur a minimum of a $150.00 fee.

- Refunds will be provided if the listed guest who paid for the booking has died or is currently hospitalized during the booking time frame. Proof of death and hospitalization will be required for a refund.

- COVID 19 Cancellations: The Booking Guest (Meaning the person who has the credit card on file for the booking) and their partner (Legal documentation required to prove partnership) who wish to cancel due to COVID 19 must have a valid test, with the testing company information on it so that the test can be confirmed, stating they are positive with COVID 19 dated within 2 weeks of the booking. Upon receiving confirmation of the booking guest or their partner has covid. ½ of the trip cost will be refunded. Up to the full amount of the remainder of the trips cost will be refunded after the booking dates have passed. The remainder will be refunded based on the new reservations income. All income from the dates within the original booking time frame of the reservation will be paid to the guests up to their original booking amount, less the canceled bookings fees and services of the canceled reservation and less the new reservation booking fees and services provided. Booking Fees All Guests will be charged a $50.00 non-refundable Management/Administrative Fee. By accepting this agreement you agree that this fee supersedes any OTA cancelation policy.

Direct booking guests of Jason's Vacation Rentals website will have a $500 security deposit debited at guest registration. The denial of this charge will remove your ability to access this property and or have you removed if you are currently on the property without a refund. This charge will be refunded in full within 2 week after the last date of the reservation if there are no security deposit claims charged to the guest.

- Promotional discounts on OTA applications may not convey to direct bookings with Jason's Vacation Rentals website and are set in place to remove the burden of the booking fees applied to the guests and the host in using 3rd party booking applications.

- There is a pre-Check-In price of $10.00 for each overnight guest more than 4 that stay at the property per night, this includes infants and children. If the correct number of guests is not disclosed by check-in then the fee will be increased to $20 per night per guest over 4. The fee will be requested via the booking company. All check-ins are reviewed via the onsite security cameras. Failure to pay these fees will result in your expulsion from the property without a refund. 

- RV, van, and boat parking on the street or in the driveways must be requested by the guest from the host. You must do your best to keep the sidewalk clear for pedestrians. There is no living in the RVs, vans, or boats parked on or by the property without the application of additional fees and express permission from the host. We offer the water and electricity hook-up for a fee. Generators are not allowed to run past 9 pm or before 8 am. There is absolutely no dumping/sewer clean-out allowed on the property. Failure to request permission and follow the guidelines listed above will incur a mandatory minimum $500 fee.

Pet Fees:

- All 4-legged Canine guests will require a non-refundable pet fee which will be either billed to you by the booking company or claimed after you pay your reservation through a request from the booking company or Jasons Vacation Rentals. Refusal of this pet fee can result in the cancellation of your booking without a refund. There is an early disclosure discount pet fee listed on the booking platform. The pet fees will be charged monthly. If the correct number of pets is not disclosed prior to check-in then the pet fees will increase to double the monthly fee. All check-ins and guest stays are reviewed via onsite security cameras.

- Jason’s Vacation Rentals caters to guests with a medical condition of extreme dander allergies. No cats including emotional support cats are allowed on the property without the payment of the additional cleaning fee. The cleaning service for having cats on the property requires a minimum upfront non-refundable cleaning fee of $700 plus time and material above the $700.00 fee. Deep Clean includes going rates for heated pressure steam cleaning and hourly maid fees of $60.00 per hour. Steam Clean all material surfaces, beds, and floors. Removal and disinfection of all items in the property, disinfection of all surfaces and storage spaces of the property, and the exterior common areas. Removal of all appliances and deep clean disinfecting on and around them. Professional linen services for all linens. All receipts will be uploaded to the booking app for the guest’s preview and payment. Guest agrees to pay all cleaning fees submitted to the booking app above the $700.00 minimum.

- Pet Dogs are allowed on the property. All dogs must pay a pet fee listed on the booking platform, per month.

- For ESA and Service Animals, the determination of your waived pet fee will be taken on a case by case basis as Jason’s Vacation Rentals is not required to follow ADA and/or Fair Housing Act Laws as you are my guests and do not have any tenant rights in this property.

- To waive the pet fee per animal the Owners of Emotional Support Animals will now need to abide by Florida mandates as of 2020: Provide Current Licensing and Vaccination records of the animal through the booking platform Provide written documentation from any federal, state, local government agency, or specified health care practitioners, telehealth providers, or even out-of-state healthcare practitioners who have provided care/services to the person on at least one occasion, establishing that the person has an emotional disability for which the ESA has been prescribed. Provide written documentation to establish the need for an ESA, identifying the particular assistance or emotional support provided by the animal from any of the bodies or practitioners mentioned above. Additionally, while the ESA letter does not state your diagnosis, your mental or emotional condition should be listed in the Diagnostic and Statistical Manual of Mental Disorders.

- Additionally, your health care professional will need to state the following: The identified condition substantially limits your ability to participate in at least one major life activity The professional has determined that an emotional support animal would help treat the condition or ease your symptoms, and this is your prescription for an ESA Your ESA letter must be on your therapist’s or licensed health professional’s official letterhead The ESA letter should include your therapist’s or health professional’s license details, issue date, and state

- For multiple ESA Dogs: the housing provider has the right to request information on the specific needs being met by each animal, or how each emotional support animal is helping with the owner’s specific emotional needs, along with proof of licensing and vaccination requirements for each of the animals. So similar to having one ESA, you will need to have a letter for each ESA animal from your licensed mental health professional. 

- For Service Animals, In order to waive your pet fee you must provide the following answers to the following questions: Is this a service animal required because of a disability? If so, what work or task has the service animal been trained to perform?

- You must also provide proof from a licensed medical professional from the state in which you hold residency of the medical necessity of your animal's status. Limit of one animal per person. - Documentation, as well as the questions and answers, must be transmitted through the site on which you made the booking and will not be accepted through text or email. Your documentation will be inspected and we reserve the right to call the provider for validation of such materials.

- Guest who fails to qualify their ESA and Service Animals prior to check-in and does not notify Jason’s Vacation Rentals of their animal will be charged a $200 aggravation fee and be subject to expulsion from the property without a refund since they are not following the guidelines in which they agreed to.

- Service Animals that perform tasks for an individual with obvious medical conditions such as blindness, wheelchair services, etc., do not need to provide medical documentation but as I can not see them to assess their obvious medical illness, do need to answer the questions listed above.

- Misrepresenting your animal’s ESA and Service Animal status is a misdemeanor crime. Jason's Vacation Rentals will file a police report on guests who intentionally misrepresent their animal’s ESA or Service Animal status. A mandatory $500 fee will be charged, expulsion from the property without refund and the guest will be responsible for any police, attorney, and court fees. - Jason’s Vacation Rentals reserves the right to cancel the reservation with no refund due to your ESA or Service Animal misbehaving including but not limited to: biting, aggressive and or threatening behavior, property destruction, an animal not housebroken, excessive noise from the animal, owner unable to control animal and any other behavior that would be unacceptable from an ESA or Service Animal. - Animals must be on flea medication and have taken it within the last 20 days prior to check-in.

- It is the Guest’s responsibility to disclose the number of dogs they are bringing. Airbnb, VRBO, and any other booking site that does not have a pet fee option that will allow a guest to accurately describe the number of pets you are bringing make you responsible to inform Jason's Vacation Rentals of the number of pets you will be bringing or you will be subject to post-check-in pricing.

- All pet owners must sweep/vacuum pet hair prior to check out. Excessive pet hair left in the home will result in additional maid fees and those fees will be passed to the guests through the booking application.

- Poop bags, Dog bowls, biscuits, and balls are provided for our four-legged guests.

- All dogs must be fixed and not have a history of spraying indoors or on the patio.

- We suggested that the owner bring a dog bed or blanket for the dog to sleep on. Cleaning supplies are provided and a vacuum with couch attachment is in the closet. We suggest you bring your own or use the provided throw blankets for the couch and beds if you have a problem keeping your pets off of these items. There will be an additional cleaning fee if the beds or the couch are found to have excessive hair or stains on them.

- Guests must call the host if any damage or animal attacks occur with a pet.

- Guests must keep the pet on a leash at all times when not in the home, patio, or enclosed backyard.

- Owners must pick up all pet droppings in the yard immediately. Plastic Bags can be found in a container with the dog items either on the counter or above the microwave. The white trash can in the backyard is specifically for Dog Bags. There is a $50.00 dollar fee for having to pick up pet droppings in the backyard. You will be charged this fee if you do not pick up after your pet.

- There will be a cleaning fee for any urination or defecation stains in the home.

Rental Items:

(If Property Has) One Child high chair is provided free of charge in the home upon request. The high chair does require assembly by putting the four legs onto the seat. It is the guest’s responsibility to inspect the chair and approve its safe operation. The guest will assume responsibility for their child in the use of the high chair and agree to hold the owner free of the responsibility of harm or damages in the use of the high chair. The guest is responsible for cleaning the high chair with provided cleaning products and putting it away after use.

(If Property Has) A pack-and-play can be provided upon request. The pack-in-play has a cost of $20.00 to use as it needs to be cleaned before and after every use. Guests must bring additional linens and blankets. Please be mindful not to pack the provided linens so as not to incur replacement linen costs. Please leave the pack and play out during checkout so that the maids know they need to clean it. It is the guest’s responsibility to inspect the Pack and Play while they assemble it and approve its safe operation. The guest will assume responsibility for their child in the use of the pack and play and agree to hold the owner free of the responsibility of harm or damages in the use of the pack and play.

To rent products send a text, email, or call the host with your rental request. You will be given a code to unlock the items and billed the fee through your booking application.

(If Property Has) Backpack Beach Chairs: $7 each per week or per stay whichever is less.

(If Property Has) 7' Sun Umbrella: $7 each per week or per stay whichever is less.

(If Property Has) FREE RENTALS: Guests can receive one free rental per unique account that completes all steps listed for review per social media account. So, in other words, One person could leave a review on all 4 social media accounts and get 4 free rentals. Reviews must be posted prior to the access and use of the rentals but after you have entered the unit. Please don't make reviews until you have experienced the property.

House Rules and Disclaimers:

(If Property Has) -This property is outfitted with security cameras on the exterior of the property and at every door. There are no cameras in the interior living spaces. You are not to tamper with the security cameras in any way as they are there for the safety of the guest and most importantly the safety of the property. Tampering, covering, or adjusting the security cameras without express permission from the hosts can be cause for immediate expulsion from the property. I respect your privacy so if there is a camera that you would like to cover while you are using the area please message me over the booking app or call me and wait for my permission to do so. Please uncover the camera after you have used the area so that it can do its job in protecting you and the property. Failure to comply in any of these instructions is cause for immediate expulsion from the property without refund.

- Guests are invited to use any of the comfort supplies provided by the host but are asked to do so at a reasonable level. The host will charge the guest a fee for the taking of supplies in excess to reasonable usage. In other words, please don't steal my supplies… Items include but are not limited to; food condiments, bathroom supplies, toiletries, soaps, cleaning supplies, etc. - Guests are to immediately inform the host of any dangerous items, malfunctions, broken and or damaged items within the property.

- Shoes or sandals are to be worn when in the yard and on the decks at all times. Any damage to bare feet is not the responsibility of the Host. The yard has exposed roots and variations in elevation in some areas that may trip a guest. There may be foreign objects like metal and glass in the grass from construction and or street debris. Decks may have wood slivers, nails, or screws pushing out due to age. Guests acknowledge this hazard and will not blame the host for damage from such happenings.

- Properties on or by Fresh/Saltwater have the hazard of animals that live in Florida water like sharks, stingrays, alligators, snapping turtles, gar, etc… You are responsible for the safety of your children and your pets by bodies of water.

- Guest acknowledges that the terrazzo/Wood/Tile floors in the house and the epoxy patio and walkway are very slippery when wet and they are to clean up any water spilled on these floors immediately with the cleaning supplies provided in the Hallway closet or under the kitchen sink. Bathroom mats, Shower Mats, doormats, and area rugs are provided but slipping is a hazard that must be taken seriously. Guests who slip or fall in the house, the shower, the patio, or the yard have acknowledged these known hazards and will not hold the host accountable for their damages. - Guest acknowledges that there is a grab bar to enter the tub and in some units a grab bar within the tub. Guests are not to hang, stand on, sit on or use the bathroom grab bars in any way except for the intended purpose of assisting the entrance into and the sitting and standing of guests in the shower.

- The plumbing is old with Cast Iron Pipes. Do not use the garbage disposal to flush food down the drains and do not put anything but toilet paper in the toilets. All Feminine products, wet wipes, Q-tips, paper towels, etc… are to be placed in the trash. Failure to follow these instructions WILL lead to sewage backing up into the tubs and on the floors. If guests are found to have created a backup with any of these items there will be a minimum $350.00 plumbing fee.

- Late-night noise complaints by neighbors will be taken seriously and may result in immediate police enforced expulsion and a loss of the guests' entire booking fee including future days in the booking. - Sprinklers turn on at 11:30 pm so the campfire area and external yard use must be shut down by then. The private yard and patio can be used 24/7 as long as you mind your noise levels.

- late-night TV can be watched at a noise level of 25 and a subwoofer level of -6 so as not to disturb the other guests. Unless you are hard of hearing this is probably louder than you would watch TV anyway.

- The Barbecue is to be moved away from the home for use. The Grill is to be scraped down with the provided Brillo pad after use. The cover is to be left off the barbecue and the barbecue is to be left away from the building so the maids know they need to change the tinfoil in the barbecue.

- Exterior umbrellas are to be lowered and strapped after every use so as not to be affected by gusts of high winds that can appear suddenly.

- Smoking is allowed in the exterior patios and the campfire area ONLY. Ashtrays are on the patio side table. There is NO smoking in the house, the front yard, or the backyard. Cigarette butts must be ashed and extinguished in provided ashtrays and disposed of in the patio garbage only. Any burn marks on the patio floor, chairs, furniture, or housing will result in a minimum $100.00 fee per item to reimburse for the cost of damages as well as the time of the host to repair damages. Any cigarette butt’s found in the yard or in the property will result in a $50.00 clean-up fee. Ash of ANY KIND is never to enter the home. Any indication of ash, cigarette smell, or marijuana in the home will result in a mandatory $100.00 cleaning fee.

- Vaping is not allowed in the home but is allowed in the yard and patio.

- No candles or incense are to be lit inside the home. Incense will be considered ash and will require a cleaning fee of $100.00 dollars.

- Guests are to report broken items within the house when they break and will be charged a fair replacement fee for such items if they do not have the damaged protection waiver.

- The Sheds are off-limits to guests without express consent from the owner.

- Absolutely no illegal drugs or products of any kind are to enter the property's interior or exterior. Evidence of drug use or illegal activity in or around the home will result in the video and audio surveillance of the property as well as surrounding properties Video Audio Surveillance to be turned over to the police for criminal prosecution. Illegal activities will result in immediate police enforced expulsion and a loss of the guests' entire booking fee including future days in the booking as it is non-refundable.

- Parties are not allowed on the property. Late-night use of the property is for the use of REGISTERED guests only and has a max occupancy of 2x the registered guests staying on the property.

- You must document how many guests you have along with their first and last names in the booking application.

- Any police visits to the property for illegal activity or disturbance of the peace complaints may result in immediate expulsion of the property as well as the loss of current and future booking fees.

- The normal use of utilities is included in the price of the booking. Normal use constitutes any activity within the confines of items provided by hosts and activities of registered guests that coincided with vacation stay activities. Normal use does not include the connection of utilities to an RV, Van, boat, or electric vehicle without express and written permission as well as the payment of a negotiated fee from the host. Vehicles are not to be washed on the property using the utilities. Excessive computer use, such as bitcoin mining, or server hosting is expressly forbidden on the property. Non-confirmation of these rules may result in the loss of the booking fee, immediate police enforced expulsion, and legal action.

- It is expressly forbidden to access, order, or download any illegal items using the provided internet connection. This includes but is not limited to pirated media, pornographic paraphernalia, and illegal international or domestic product ordering. Access to the dark web is strictly prohibited. Any illegal action recorded through the router at the ISP will be turned over to the authorities with video/audio surveillance and any and all identifying information.

- Guests are not to receive mail or packages and are not to send mail or packages from the property without express permission from the host. By agreeing to this you are accepting that any packages or mail sent to the property without express permission from the host can be intercepted and opened by the host and if found illegal in any way will be turned over to the police for a federal investigation.

- It is expressly forbidden to use the property for any pornographic filming or photography and will result in a $1,000.00 dollar fine, the loss of the booking fee, immediate police enforced expulsion, and legal action. Guest information, audio, and video will be turned over to the police for investigation as to activities’ legality. - Professional photography and videography can be shot on the property with express permission from the host but will require an additional negotiated property use fee. Failure to request permission to shoot and negotiate the use fee with the host pre-check-in will incur a mandatory post-check-in use fee of $1000.00 per day of the reservation.

- Guests are allowed to eat from any of the fruit-bearing trees or plants on the property but they are not allowed to cut flowers from the landscaping.

- Expulsion from the property for any reason will result in the guest losing their entire fee for the days that were booked. Expulsion may result in criminal prosecution, legal action for any financial remuneration, and enforcement of fees listed within these rules as well as a low rating with a filed grievance to the Booking Company. Check-Out Instruction

- To be given a high rating from us we ask our guests to leave the property in a clean condition without clutter or trash on the floors or counters. The patio should be picked up, Ashtrays emptied in patio trash, and the yard clean of debris. Dishes should be left in the dishwasher and the dishwasher turned on, and dirty towels left in the clothes hamper. Please do not put the bedding on the floor. All floors were swept or vacuumed. You do not need to clean the house but we ask that you pick up after yourself.

- Any product spilled on the furniture, bedding, carpets or floor must be immediately cleaned up. The terrazzo/wood/tile floors are porous and can be stained. Stains on the floor will have a minimum clean-up fee of $250.00 up to the cost of time and materials, plus the aggravation fee of the host and any loss of money for non-use of the property due to repair time.

- Any damage caused to the property will be billed to the tenant plus an aggravation fee for the host. The fee will vary based on time and Material and any loss of money for non-use of the property due to repair time.

- Stained linens and towels will be put through a spotting process with the launderers. If the stains can not be removed the cost of the linens will be billed to the guest. The Macy’s Damask’s Sheets only come in sets and will be billed at over 185 dollars per set. The Duvet Cover will be billed at $200 each. The mattress protector and gel/foam toppers will be billed at $300 each. It is highly recommended to protect the sheets by removing all makeup before you sleep and protecting the beds with towels when needed. Feminine products are provided in the bathrooms to assist with female hygiene circumstances.

- Guests are not to share the door code with anyone except registered guests. Non registered guests who use the door code can result in immediate expulsion from the property and a loss of booking fees.

- Guests will receive their door code on the day they book the property. They will find it in their online messages and or their Booking platform communications or in their emails. if they set the messages to forward to their email. You can always call Airbnb and tell them to look up your Remotelock pin code in your message history if you can not find it.

- Early check-in and check-out are possible but must be requested in advance and are strictly limited to unit availability.

- Guests are required to leave the property by their check-out time. Late check-outs can result in a minimum $100.00 fee, based on damages. Fees are applied if the guest interferes to the point of delaying the next guest due to the delay in the cleaning and preparation of the unit for the next guest scheduled on the same day.

- Maids are paid hourly so if they are not able to gain access to the unit and have to wait they are still being paid for their time. This additional cost will be passed to the guest. - Leaving the home unnecessarily messy or dirty may result in additional maid fees if they have to go over their allotted time for cleaning. Please pick up after yourself.

- Additional maid fees will be accompanied by the invoice from the maid company and pictures.

- The door code will be terminated at the arranged check-out time and the doors will AUTOMATICALLY LOCK. Guests will not be able to enter the property without communication with the host. Reviews

- You agree to the following guidelines regarding your reviews on the property you book, by not abiding by these policies you are giving the review platform permission to remove your review:

The Beach House and the Wine Cellar are duplexes. The outside screened patio areas of the duplex are on opposite sides of the home and you can not hear the other guests while they are outside. The adjoining walls are double insulated and you can not hear the other guests in the rooms. There are no TVs in the bedroom to assist in this manner. You understand that the Beach House and the Wine Cellar are a duplex and you agree to not write derogatory reviews of the Beach House or the Wine Cellar based on these facts.

There is a wooden American flag on the outside of the beach house facing the carport. This was a gift from a guest who is a firefighter. There is a red line in it giving tribute to firefighters. I and many in my family were all Florida Firefighters. You agree to not write derogatory statements or negative reviews of the property based on this American Flag due to your political standpoint in regards to America or firefighters.

Political Bias: There are no political statements or paraphernalia in the homes. The TVs have many applications that have been programmed by every guest who has used them. You agree to hold harmless Jason’s Vacation Rentals for what stations or channels are subscribed to on all of the media platforms of the home.

You have been provided the phone number for your host Jason. It is written on all the thermostats, in the guidebook in the home, listed on the OTA you booked through and has been emailed to you multiple times. You have been asked to call your Host if you have any needs or issues. You have been told that If you text, email, or write a message through the OTA that you booked with the response time may be delayed. You agree to not write any derogatory reviews if you choose to try to communicate through any of these alternate communication methods.

Regarding phone and text communication outside of the OTA you booked through. Text: You must announce your first and last name, which vacation rental you are staying in, your check-in date, and how I can help you. If you simply ask “is this Jason?” I may block you as I get many telemarketers and scammers calling my number that is publicly listed.

Voice: I often answer the phone with Hello as I get multiple telemarketers’ calls a day. You agree not to take offense that I do not answer with my name or my company name. Voicemail: I do not check voicemail, do not leave one. If you do not get a hold of me on the first call you should call again. If I don’t pick up the second time it is because I can't. Then you should send me a text to respond to. When I am able to I will call you right back.

Wifi: You are not allowed to turn off or remove any of the wifi equipment in the home. These devices must always be plugged in and operational. There are multiple Wifi networks to choose from. The password is in the guidebook, listed in the Online booking platform you used to book the property, and has been emailed to you.

As always, you should choose your wifi based on how many bars your device is receiving. 2g is no longer an acceptable channel for phones and laptops as ISPs have revised the bandwidth. Only connect to 5g.

You agree to call me directly and send a message through your OTA if you are not receiving a good wifi signal so that I can help you troubleshoot it. The high-speed internet provided is monitored daily and if you are having issues it is either something that can be fixed or something that you are doing that is not optimal for connection, all of which can be fixed the same day, if you call me.

You agree that any derogatory review written about the wifi that did not follow the steps above to troubleshoot will be removed.
